Tips for Buying Your Dream Home

If you are shopping for your dream home, it is easy to get caught up in the excitement when you tour properties that capture your imagination. While that is all good and well, it is important to remember to think prudently before you make an offer on a home. Let’s go over some key considerations.

Make sure your dream home is also in your dream location. Maybe you have just found the most beautiful house you can imagine—but it is an hour away from where you work, and there are not a lot of amenities. Although it feels like your dream home today, it may not as much after you have been living in it for a few years. Weigh location strongly when deciding whether to buy a home.
Ensure the home is in excellent condition. It might turn out that the house you believe is your dream home is a fixer-upper. Here, too, you need to be careful. Are you really up to the time, work, and costs involved with fixing up the home? Ask yourself if you are being realistic before you commit.
Consider resale value if you do not plan to stay forever. If you know you are going to sell the home some years from now, or you are pretty sure you will, you need to keep resale value in mind. Maybe your dream home has an unusual layout. That may be great for you now, but a detractor when it comes time to sell the home in the future.
Buy a home that is a good size for your needs. It can be easy to fall in love with the style and features of a home, and tell yourself you are willing to overlook its size. But you may gradually grow tired of a home that is too large or too small for you. In particular, watch out for a small home that may feel comfortably snug today, but overly crowded tomorrow. That can be especially true if you have kids later.
Make sure you are prioritizing styles and features you will still love years from now. Maybe you are really into a particular style right now, or there is a feature that has you excited because it is trendy. But remember, trends pass. And even your own personal tastes may change over the course of your lifetime. If you plan to stay many years in this home, try and pick something that will be compatible with your likely long-term tastes. Go with what you have enjoyed most consistently over your life, rather than just what is exciting now.

My husband and I initially worked with Ryan Hall when trying to purchase our first home a couple years ago. Honestly, we were a bit clueless to the process and had a ton (honestly a ton) of questions throughout the process. Ryan routinely ran numbers for us to give us an estimate on how much our payment would be for different houses. Ryan was ALWAYS kind and quickly responsive. We ended up searching for a home much more distant from our initial area of interest, but Ryan was still able to work with us, which was great. As we went through the buying process, he kept us and our realtor with updates on where we were in the process. He did so well with it that even our well-experienced realtor was impressed by his great communication. Our buying process was really easy (after finding the right house), and we attribute most of that to Ryan and his team. In the process, Ryan sends videos that explain your documentation to make sure you understand everything. Again, super helpful for a first time buyer that didn’t know much. He even reached out to us recently to discuss the option of refinancing due to a huge decrease in mortgage rates.
